Through understanding the problem, we can then explore all the options for a solution and create a space that works for your space and your life. WELCOME

During this time we get the ball rolling on information gathering and setting up the project processes. This includes a questionnaire to help us determine the main goals of your project, permitting and zoning research and examining any critical existing conditions.

concept design

All of our projects start with an exploration into the existing space, structure and issues at hand. How can this home better serve you? How can we create a space that honors the original architectural character yet meets the demands of our modern lifestyles? Through this exploration we develop a project goal and provide multiple concepts to address the issues. In this phase, you can anticipate multiple layout options and a general material scheme, illustrating the project from a “big picture” perspective.

After creating the foundational concept, we spend essential time digging into the design details and means of construction. This is when we bring all members of our design and construction teams together to evaluate the existing conditions, the proposed design, and the means of construction to finalize the project in a way that best suits the client. Throughout design development, the drawings become more specific, design details, like cabinet elevations are created and material selections are made, and the overall structure and systems are finalized to bring all the necessary components to cohesive realization. The final stages of this stage to assist clients with final construction bids from contractors and prepping permit documentation.

permitting process

The permitting requirements for the District and many surround jurisdictions can be an overwhelming list. In order to mediate these obligations on the clients we take the lead on all permitting requirements from historical documentation and presentations to coordinating with mechanical, civil and structural engineers.

CONSTRUCTION ADMINISTRATION

After the permits have been issued and the general contractor contracts have been signed, we stay on the project. Knowing from experience, that even the most thoroughly planned projects run into issues on the job site, we check in for site visits, and responsive to questions about the design, materials selected and details from the clients and contractors. This is where Sarah’s experience as a project lead at a design build firm becomes critical – we understand the fast pace nature of construction along with the unpredictability of working on historic homes that is unique to many of DC’s neighborhoods.
